The first artificial beach in Spain that was created in 1932 , during the Second Republic and is located in Madrid, is now for rent but apparently has not found anyone who has been interested in it due to its high cost and deterioration of the facilities.

National Heritage , who owns the facilities, intends to rent the site that houses the so-called ” Playa de Madrid “, which closed in 2014 after its last manager (Arturo group) left 800,000 euros to owe. The beach has been without anyone taking over since then and is now for rent for a period of 25 years .
The cost for those who would like to rent the facilities would be almost 20,000 euros per month, or 4.6 million for that period of 25 years , extendable for another 25, as reported by Nius. However, the term for said rental ended this past September 30 without finding anyone to rent the beach, although National Heritage has reported that they have received “numerous” inquiries and there have even been companies that have visited the facilities.
What is the Playa de Madrid enclosure like
The facilities of the pre-war period are quite deteriorated although that does not mean that they are not recoverable. In fact, with a good investment, the entire enclosure consisting of seven swimming pools, ten tennis courts, paddle tennis courts, gym, restaurant, terraces, picnic areas and other services could be restored.
Regarding how the construction was originally, it has only lost a dam that was used for the creation of the old beach and that was demolished in 2020.
Rental conditions
If finally someone really wanted to rent this venue, not only would they have to pay the sum of almost 5 million euros for 25 years of rental, but they would also have to certify a business volume of at least two million euros in the three years prior to the formalization of the contract and provide a deposit of 150,000 euros.
On the other hand, he will have to take charge of the rehabilitation of the protected elements and sign an insurance of 1.8 million during the first year.
History of Madrid Beach
The history of Playa de Madrid dates back to 1931 when, thanks to 80,000 cubic meters of water from the Manzanares River, a reservoir was created that served as a beach in what is currently the border area between the districts of Moncloa and El Pardo. Sports and leisure facilities were also built around the “beach”.
During the Civil War the enclosure was destroyed although in 1947 it was rebuilt by the architect who originally designed it: Manuel Muñoz Monasterio, who took the opportunity to change the appearance of the buildings compared to the first version.
The bathing area was able to endure for several more years but after the river was contaminated, it was abandoned and then turned into a sports club and as such it remained until the year of its closure in 2014.
