Infonavit changes scores to give housing and improve its loan portfolio

The changes in Infonavit continue. On May 21, the institute directed by Carlos Martínez Velázquez began to apply a new scoring scheme so that workers can acquire a mortgage loan.

The changes include going from a scheme of 116 to one of 1,080 points to be able to pre-qualify for a loan, as well as the review of the Credit Bureau and that employers are up to date with their tax and social security obligations.

These are the new requirements that, without leaving aside the age, salary and amount of the housing subaccount , the Institute of the National Housing Fund for Workers takes:

  • Job stability
  • Company payment behavior
  • Spin or pattern group
  • What kind of worker are you

Infonavit clarifies that more points do not mean more requirements: “Now variables are incorporated that, in any case, Infonavit already took into account in later stages, such as the type of work they are in or the credit bureau. Nothing more than now everything is taken into a metric and the worker becomes more transparent, “said Carlos Martínez, general director of the institute, in an interview.

“The measure is a bit stricter and obeys the financial health of the institute. These factors are more aimed at the control of the company ”, commented Samuel Montañez, Business School academic at the Universidad Panamericana (UP), who added that in addition to being up-to-date in the payment of social contributions, employers will have to do the same. own with its tax obligations.

“Employers have to be immersed in the issue of housing because it is a social security benefit. In this sense, one of the variables that we include is that the employer is current in his payments, ”said the general director of Infonavit.

The new rules, in addition to fostering a better culture and credit responsibility, may generate a decrease in Infonavit’s past- due portfolio, less home abandonment and more responsible placement of loans, according to a statement from Propiedades.com that takes up statements from the company. lawyer Yadira Payán.

“(Infonavit) is taking care of all the most natural risks that there may be in non-payment of credit, whether they come from the company, the worker or both. He is looking for higher quality credits, ”said Samuel Montañez, from the UP.

For the worker

For the benefit of the worker, Martínez Velázquez and Samuel Montañez agreed, is that if a worker changes jobs he does not have to wait a year but 6 months to apply for a loan ; In addition, you do not have to wait two years, once you start to quote to apply for a loan, now you only have to wait one year .

Other benefits for workers have to do with the fact that now the credits are being granted in pesos and not in minimum wages, and that the employer’s quota goes directly to amortize capital , this means that while you are in formal employment, the credit goes more fast, ”said Carlos Martínez.

In addition, the institute now applies a maximum interest rate of 10.45% – previously it was 12% -, which is applied depending on the worker’s working conditions, such as salary income. “Today the Infonavit portfolio has a weighted average rate of 8%, ” he added.

Serving more workers

Seeking to reach more segments of the population that were not normally subject to credit, the institute refines details to serve women, agricultural workers and police .

The institute is working on a new product portfolio, which will now include a loan for Women , where a “structural issue of injustice” was detected, since they have 5% less in their housing subaccount than men and do not seek a loan before the 30 years because there are jobs where they are fired if they get pregnant, said Carlos Martínez.

During 2019 and 2020 the institute granted 207,838 credits to women.

In the case of agricultural workers , the general director of Infonavit pointed out that there is coordination with workers from Michoacán and Jalisco to find out how to adjust the loans to their needs.

The director general of the institute expects both loans for women and agricultural workers to be ready by the end of 2021.

For the police , the first workers of the Yucatan law enforcement agencies “should already have access to credit. They are populations that were not served and many times they were denied credit for the reason of their employment, because it is very risky. They are the ones who take care of us! So we have to take care of them too, ”lamented Martínez Velázquez.

Because they are pilot programs or have not yet been defined, there is no estimate of the workers who can benefit from these products, said Infonavit when asked about the issue.
